Why This Matters

The Wrong Decision At The Start Can Cost You Far More Than The Agent's Fee.

Choosing the wrong agent doesn't just affect the process, it affects the final outcome. And the frustrating part is that most sellers don't realise they chose the wrong agent until they're already committed.

  • Your home sits on the market too longOverpriced from day one. Drifts into reductions. Loses momentum it can't get back.
  • You lose negotiation powerOffers arrive without context. The first low offer becomes an anchor, and every offer after it is measured against it.
  • You accept less than you shouldCommunication has dried up. Viewing feedback has stopped. You're tired. You take an offer you wouldn't have considered eight weeks earlier.
  • Your sale falls apart when it didn't need toBuyer wasn't qualified properly. Chain wasn't stress-tested. Nobody was watching when it started to wobble.

What's Inside The Free Guide

A Clear Checklist Of What To Look For, Before You Sign With Anyone.

01

Why the cheapest agent isn't always the cheapest option

What a low fee actually costs you on the back end, and how to spot whether you're paying less or just being charged less.

02

Why the highest valuation can quietly cost you time and money

Agents who overprice to win the listing know exactly what happens next. Here's the pattern, and how to refuse to be part of it.

03

Why the person valuing your home may not be the person selling it

And why that matters more than almost anything else. The person who values your home should be the person who sells it.

04

What a real marketing strategy looks like, beyond Rightmove and a database

Listing on the portal isn't the job. It's the starting line. Here's what good agents actually do once your home goes live.

05

How to spot whether an agent will treat your sale like a priority

Or just another listing on the wall. Five questions that quickly tell you whether you're being managed or just hosted.

The 3 things your agent needs to get right if you want the best possible outcome

The synthesis. By the end of the guide you'll know the three things to test every agent against, and you'll know within five minutes which agents actually have an answer.

About Amanda

Hi, I'm Amanda Jarvis-Doyle, founder of Sabel & Co.

I launched Sabel & Co in September 2024 to fix what big corporate agents broke: clients passed between staff, properties listed and forgotten, chains collapsing because nobody was watching. The person who values your home should be the person who sells it. That's how we work. One point of contact, end to end.

I keep the portfolio deliberately small, care over volume. The most common phrase in our Google reviews is "calm in the chaos." That's by design, not accident.

In 2026, Sabel & Co was named Most Trusted Estate Agent in Derbyshire at the UK Enterprise Awards. The guide above is the conversation I'd have with you on the doorstep, in writing, free, no obligation. (And yes, I bring biscuits to every valuation. Small thing, but it signals how we work.)

Listed With 3 Other Agents. The Last One Sent It To Auction At £400,000.

We Sold It Properly For £521,500, 18 weeks from listing to completion.

When the seller came to us, her home had been listed with three different agents and was sitting in auction at £400,000, originally valued at £600,000. She'd been poorly advised; the property was never suitable for auction. By that point she was exhausted, the listing was stale, and she'd lost faith that anyone could turn it around.

We started fresh. Listed properly. Launched professionally. Every viewing was handled personally. Eighteen weeks later she completed at £521,500, £121,500 above the auction valuation, and a recovery she didn't think was still possible.

If you're sitting on a stale listing right now, or you've been let down before, this case study is the reason most of our re-listings come to us. The property doesn't change. The handling does.

Why Most Sellers Switch After Their First Sale

The agency you choose decides which of these two experiences you have.

Amanda Jarvis-Doyle running a viewing at a Sabel & Co property
The same person who values your home runs your viewings and negotiates every offer.

The Typical High Street Experience

  • Highest valuation wins the listing, overpriced from day one, drifts into reductions
  • Different people for the valuation, the viewings and the negotiation
  • Daily contact in week 1, harder to reach by week 3
  • Viewing feedback rarely chased or shared
  • Offers presented without negotiation context
  • Buyers accepted without proper chain-checking
  • If the sale falls through, the page just goes back to "live"

How Sabel & Co Works

  • Honest pricing advice, what's actually achievable, with the reasoning shown
  • The same person values your home, runs the viewings and negotiates every offer
  • Smaller portfolio by design, every client gets proper attention
  • Evening and weekend availability when life doesn't fit office hours
  • Every viewing followed up, feedback shared with you the same day
  • Buyers qualified financially and chains stress-tested before any offer is accepted
  • Sale held together actively, week by week, all the way through to completion
Honest Answers

Things sellers ask before they download.

What's actually in the guide?
A short, five-chapter breakdown of what really happens between week 1 and week 8 of a typical home sale, the points where decisions quietly get made for you, and the questions to ask any agent you're considering. Roughly 18 pages, 5 minutes to read properly.
Will a smaller agent have the same reach as the big chains?
Yes, every serious buyer in 2026 looks on Rightmove, Zoopla and OnTheMarket, and we list on all three. Where the bigger chains win on shopfronts and brand recognition, we win on what actually matters once a buyer is interested: properly handled viewings, honest feedback, and a sale that's actively progressed through to completion rather than passed between three different people.
What if I'm already on the market with another agent?
Still worth reading. The guide will help you spot whether the patterns it describes are already showing up in your sale. You'd be surprised how often a calm conversation with your current agent, armed with the right information, changes how the next few weeks unfold.
Will you actually be available when I need you?
Yes, and that's a deliberate choice, not a marketing line. I deliberately keep the portfolio smaller so I can give every client proper attention. I take calls and viewings in the evenings and at weekends when that's what's needed. Most of my clients have my mobile by week two.
What does it cost to work with you?
Two options. Foundation Sell, from £997 + VAT, fixed fee, no tie-in. Full service: professional photography, video walkthroughs, staging advice, Rightmove and portal listings, accompanied viewings, negotiation and proactive progression. The lower-risk option for sellers who want Sabel & Co treatment without a long contract.

Signature Sell, 1.5% of the final sale price, with a £397 + VAT advance at instruction (deducted from the final invoice on completion). 12-week tie-in (a little longer for properties over £600k). Same deliverables, commercial alignment of % commission. No hidden marketing surcharges on either option.
What areas do you cover?
Belper, Duffield, Ripley, Heanor, Horsley, Little Eaton, Allestree, Darley Abbey, Kilburn, Denby, Heage, Ambergate, Quarndon, Breadsall and the villages in between, Amber Valley, Erewash and North Derbyshire.
Do I have to speak to you at any point?
Not at all. You'll get the guide by email and one follow-up a week later asking if you found it useful. That's it. If you want to talk, you contact me, not the other way around. My direct number is +44 7803 905717.
